Northwest Hills is one of Austin’s most established and sought-after residential neighborhoods, offering something that has become increasingly difficult to find: a central Austin location, beautiful homes, mature trees, rolling hills, larger lots, and a quieter neighborhood setting without giving up convenient access to the rest of the city.
Located primarily within Austin’s 78731 ZIP code, Northwest Hills has long attracted buyers who want to be close to Downtown Austin, The Domain, major employers, restaurants, shopping, and outdoor recreation while still having the space and privacy of an established residential neighborhood.
For luxury buyers in particular, Northwest Hills offers an interesting alternative to areas such as Westlake, Tarrytown, or newer luxury communities farther outside the city. The neighborhood does not have one single architectural style or type of home. Instead, Northwest Hills real estate includes original mid-century homes, remodeled properties, contemporary renovations, custom builds, gated communities, and luxury homes positioned along some of the area's most scenic hillsides.
Where Is Northwest Hills in Austin?
Northwest Hills is located northwest of Central Austin and is generally associated with the 78731 area. The neighborhood sits near major Austin roadways including MoPac, RM 2222, and Loop 360, giving residents convenient access to many different parts of the city.
One of the biggest advantages of living in Northwest Hills is location. You can live in a peaceful residential setting surrounded by mature trees and rolling terrain while remaining connected to Central Austin, Downtown Austin, North Austin, and the employment centers around The Domain.
That combination is one of the reasons Northwest Hills continues to appeal to buyers who want a luxury home in Austin but do not necessarily want to move farther into the suburbs or Hill Country.
What Is It Like to Live in Northwest Hills?
Northwest Hills feels distinctly different from many newer Austin neighborhoods. The streets curve through the hills rather than following a rigid grid, mature oak trees are common throughout the area, and homes often sit on established lots with landscaping that has had decades to develop.
There is also a sense of separation from the busier parts of Austin. Depending on where you are within Northwest Hills, you may find hillside views, quiet cul-de-sacs, tree-covered streets, or properties that feel surprisingly private considering how centrally located the neighborhood is.
At the same time, Northwest Hills is not isolated. Grocery stores, restaurants, coffee shops, neighborhood businesses, medical offices, parks, and everyday conveniences are nearby. The Northwest Recreation Center is also located near Northland Drive and MoPac and provides recreational programming and community amenities.
For many buyers, that balance is the attraction: Northwest Hills feels residential without feeling removed from Austin.
Northwest Hills Luxury Homes and Architecture
One of my favorite things about Northwest Hills real estate is that the homes are not all the same.
Much of the neighborhood was developed during the 1960s and 1970s, which created a strong inventory of ranch-style, mid-century, traditional, and architecturally interesting homes. Over time, many of these properties have been significantly remodeled, expanded, or replaced with custom luxury homes.
Today, buyers searching for luxury homes in Northwest Hills can find everything from thoughtfully renovated mid-century properties to contemporary homes with walls of glass, elevated outdoor living spaces, pools, custom interiors, and expansive views.
The topography also matters. Northwest Hills is exactly what the name suggests: hilly. Two homes located only a few streets apart can have dramatically different lots, elevations, views, privacy, and overall feel. That makes property selection especially important because value in Northwest Hills is highly specific to the individual home and location.
Why Luxury Buyers Consider Northwest Hills
Luxury buyers often tell me they want a home that feels special, but they also want convenience. Northwest Hills can deliver both.
Buyers are often drawn to the neighborhood for its central Austin location, established character, larger homesites, mature landscaping, privacy, architectural variety, and access to major parts of the city.
Unlike a master-planned luxury community where homes may have similar ages, layouts, and lot sizes, Northwest Hills requires a more property-specific approach. A beautifully renovated home on a quiet street may compete very differently from an original-condition home nearby. A property with a view, exceptional lot, modern renovation, or desirable architectural design may also command a significant premium.
That variation is part of what makes Northwest Hills interesting, but it also makes working with an agent who understands the neighborhood especially important.
Schools in Northwest Hills Austin
Northwest Hills is served by Austin Independent School District. Doss Elementary and Murchison Middle School are both located within the 78731 area, and many addresses within Northwest Hills feed through the Anderson High School family of schools.
Doss Elementary has been recognized as a National Blue Ribbon School and offers a Mandarin-English Dual Language immersion program. Murchison Middle School is an International Baccalaureate World School and offers the IB Middle Years Programme.
School assignments can vary by property and Austin ISD boundaries can change, so buyers should always verify the current assigned schools for a specific address directly with Austin ISD before purchasing a home.
Is Northwest Hills Considered a Luxury Neighborhood?
Yes, Northwest Hills has become an important part of Austin’s luxury real estate market, although the neighborhood includes homes across a broader range of price points.
What makes Northwest Hills different from some other luxury areas is the diversity of the housing stock. You may see an older home that has remained largely unchanged sitting near a completely redesigned contemporary residence or a multimillion-dollar custom property.
That creates opportunities for several types of luxury buyers. Some want a completely finished home. Others specifically look for an older property with the right lot and location so they can renovate or build something custom.
For buyers considering that second approach, understanding the lot can be just as important as understanding the house. Topography, trees, drainage, impervious cover, building restrictions, and the cost of construction on a sloped site can all affect what is realistically possible.
Buying a Home in Northwest Hills
If you are considering buying a home in Northwest Hills, I recommend looking beyond the finishes and asking a broader question: what makes this particular property valuable within the neighborhood?
That could be the street, lot, view, privacy, architecture, renovation quality, proximity to major roads, floor plan, outdoor living space, or future redevelopment potential.
This is especially important with luxury real estate. Two Northwest Hills homes with similar square footage may have very different market values because the underlying properties are not truly comparable.
Buyers should also understand the difference between a cosmetic renovation and a comprehensive renovation. Northwest Hills has many older homes, and beautiful finishes do not necessarily tell you what has or has not been updated behind the walls. Inspections and careful due diligence remain an important part of the buying process.
Selling a Luxury Home in Northwest Hills
Selling a home in Northwest Hills requires a different strategy than simply looking at an average price per square foot for 78731.
The neighborhood has too much variation for that approach to tell the entire story.
When I evaluate a Northwest Hills property, I look closely at the home’s condition, architecture, lot, street, elevation, views, updates, floor plan, competition, recent sales, and the type of buyer most likely to be attracted to the property.
Presentation also matters. Luxury buyers have choices, and they are often comparing homes across several of Austin’s most desirable neighborhoods. Photography, preparation, positioning, pricing, and the way the property is introduced to the market all influence the first impression.
The goal should not simply be to put a Northwest Hills home on the MLS. The goal should be to understand what makes that particular home special and build the marketing strategy around it.
How Does Northwest Hills Compare With Other Austin Luxury Neighborhoods?
Buyers searching for luxury real estate in Austin often compare Northwest Hills with neighborhoods such as Tarrytown, Westlake, Rollingwood, Great Hills, Cat Mountain, and other areas of West and Central Austin.
There is no single neighborhood that is best for every buyer. Northwest Hills tends to make sense for someone who places a high value on location, established surroundings, mature trees, architectural variety, and convenient access to both Central and North Austin.
Westlake may appeal to a buyer prioritizing Eanes ISD. Tarrytown may appeal to someone wanting to be even closer to Downtown and Lake Austin. Northwest Hills can be particularly compelling for buyers who want a combination of central location, space, views, character, and luxury without leaving the City of Austin.
Is Northwest Hills a Good Place to Buy a Home in Austin?
For the right buyer, absolutely. Northwest Hills offers a combination of qualities that is difficult to recreate: an established location, beautiful terrain, mature trees, interesting architecture, access to Austin amenities, and a limited supply of land for entirely new development.
As Austin continues to evolve, neighborhoods with strong locations and established character remain important parts of the city’s luxury housing market.
The key is understanding that Northwest Hills is not a neighborhood where every home should be evaluated the same way. Buyers and sellers benefit from looking at the details of the individual property and how those details compare with what the market values most.
